Do I Need an Engineer for a Commercial Renovation?
Many commercial renovations need an MEP engineer when HVAC, electrical, plumbing, occupancy, or life-safety systems change—or when sealed drawings are required for permit.

You likely need an MEP engineer for a commercial renovation if the work changes HVAC capacity, electrical load, plumbing infrastructure, fire alarm coverage, or occupancy. Finish-only work may not. When a building department requires signed and sealed mechanical, electrical, or plumbing drawings, an engineer is required. A short existing-conditions review is the safest way to decide.

A practical decision test
You probably need an MEP engineer if any of the following is true:
- Occupancy or occupant count is changing
- HVAC equipment capacity or outdoor air is changing
- Electrical service or panel load is increasing
- Restrooms, kitchens, or medical gas are being added
- Fire alarm coverage or notification is affected
- The building official asks for sealed MEP drawings
If none of those apply, you may only need a contractor. When unsure, a facility assessment is cheaper than a failed permit review.
